Homebuyer Education Classes
African Families Development Network proudly offers education aligned with current topics in a rapidly changing industry throughout the year. Our curriculum includes the following: The African Families Development Network Program class, and The Basics of Homeownership workshop.

The AFDN Program: An Introduction to Home Financing and Purchase Assistance
This 1 hour class provides attendees with an overview of the homebuying process and will also cover the basics of African Families Development Network,s purchase assistance programs, buyer affordability and qualifying criteria.
The Basics of Homeownership: Credit, Finance, Home Selection, Escrow and Closing
This class is 8 hours over 1 day and covers important first-time homebuyer topics. Attendees must attend the African Families Development Network Program class:
- Financial Basics: Increases financial awareness in order to make sound financial decisions, particularly regarding the home purchase process. Topics include: housing affordability, developing a budget, budgeting and saving tips, understanding credit and how to protect your credit.
- Home Financing: Increases familiarity with various lending programs as well as the legal documents of the home purchase process Topics include: different types of mortgage loans, qualifying for a home loan, legal document review (purchase and sale agreements, notes, deeds of trust, and title reports), home loan closing process (settlement procedures and predatory loans and how to avoid them.
- Home Maintenance: Provides valuable information regarding the maintenance responsibilities of home ownership. Topics include: home inspections as a maintenance guide, an overview of the systems that make up your home, handling home emergencies, preserving the long-term value of your home, seasonal maintenance tips, and maintenance resources for the new home owner.
- Mortgage Default Prevention: Learn what to do if you lose your job or some other catastrophic event keeps you from making your mortgage payments. Become familiar with programs available that can help you avoid foreclosure.
After attending a class, individuals who wish to continue in the program will want a Counseling Call us 612-724-0000 and schedule a Financial Assessment with one of our counselors.
Have little or no down payment? Are you a first-time homebuyer with little or no down payment? African Families Development Network has purchase assistance programs for those who qualify
Purchase Assistance
Through private and public partnerships, provides purchase assistance to qualified first-time home buyers in the form of a low interest loan. This Purchase Assistance can increase your buying power and help you build equity faster through:
- Low down payments (as low as 1%)
- No mortgage insurance payments
- Affordable monthly payments for the life of the loan
To qualify, you must meet (at the minimum) the following requirements:
- Be a first-time home buyer. Definition of a first-time home buyer is someone who has not owned a home in the past three (3) years. There are a few exceptions based on individual circumstances, so please contact AFDN if you have questions at 612-724-0000.
- Complete HomeStretch's homebuyer education curriculum and a homebuyer action plan items associated with a HomeStretch financial assessment.
- Upon loan approval, purchase a home in target areas within Minneapolis/St. Paul City limits, selected Hennepin or Ramsey County limits.

2011 Scheduled Home Stretch Classes
The home buying process at times can feel overwhelming and confusing. There are many classes and events throughout the state that can provide you with information on the home buying process. The majority of assistance programs require that you have attended a First-Time Home Buyer Education Classes sponsored by the Minnesota Homeownership Center. Home Stretch is required to qualify for many affordable mortgage loans and down payment assistance programs. Classes are $35 per person attending. Fee covers morning coffee and treats, your professional instructors, course materials, a manual, and a certificate of completion.

Housing Credit and Financial Counseling
Wondering if you might qualify for any down payment or first-time home buyer programs? Housing Counselors offer FREE private & confidential one-on-one professional advice to help you achieve your dream of homeownership.
Our Housing Counselors will work with you to:
* Determine what you can afford
* Develop a budget and savings plan
* Find the right mortgage product for your needs
* Address credit problems that could prevent you from getting a mortgage
* Create a customized Action Plan with specific, manageable steps to help you achieve your goals
As part of the counseling process, and for a nominal fee, a Housing Counselor can provide you a copy of your credit report that includes your credit score.
Homelessness Housing Assistance
If you need help with your existing housing situation be it an apartment or a home or if you are looking to get into a new housing situation – your first apartment or home, AFDN is here to offer case by case counseling and assistance to ensure you have the proper resources available to you to make educated decisions and find any public assistance when necessary and available.
